The difference

An unbiased assessment

New York State keeps mold assessments separate from mold cleanup, so the company that tells you what is wrong is never the company paid to fix it. Celtic does the assessment.

01 · What most inspectors can't do

Verified for medically important inspections

When a physician tells a patient their home has to be evaluated, an ordinary mold inspection usually isn't enough. Celtic Mold Assessments is a Verified Provider in the MedVendor CIRSx Vendor Network, the professional directory maintained by CIRSx for clinical, environmental, and remediation experts working on health-focused building problems.

That means assessments documented the way a treating practitioner can actually use them, for households where the stakes are health rather than property value.

Verified Provider MedVendor · CIRSx Vendor Network View certification →
02 · How we get paid

No conflict of interest

Celtic is an assessment-only firm. We do not sell the cleanup, we do not subcontract it, and we take no share of it. The expensive half of a mold problem is the removal work, and we have no financial stake in who does it or how large it gets. New York State Labor Law Article 32 requires that separation precisely so your assessment stays unbiased.

03 · Who actually shows up

One assessor on your project, start to finish

The assessor who walks your home handles the testing and returns to verify the remediation actually worked. Where Code Rule 56 requires asbestos sampling, Celtic arranges it with a licensed sampler. No handoffs mid-project, and no new face who has to take someone else's word for what was found.

04 · After the report

Protection that doesn't end at the invoice

Most mold companies see your home once. The NEST Protection Plan keeps a licensed assessor involved year after year, monitoring, documenting, and catching changes early, while they're still small and cheap to fix.

05 · The record

5.0 across every review we've ever had

Twenty-three Google reviews, not one below five stars, and most of them long enough to tell you exactly what happened. The word that appears again and again is honest, usually right next to a note that no unnecessary testing was pushed.

Discounts for first responders, healthcare workers, seniors, active duty and veteran military personnel.

MedVendor · CIRSx Vendor Network

Certified for medically important inspections

For most homeowners, a mold assessment is about the house. For some, it's about whether someone living in it can get better, and those two jobs are not the same job.

Celtic Mold Assessments is a Verified Provider in the MedVendor CIRSx Vendor Network, the directory CIRSx maintains for clinical, environmental, and remediation professionals working on health-focused building problems. CIRSx is the organization behind the clinical research and standards around Chronic Inflammatory Response Syndrome.

In practice: when a practitioner tells a patient the home needs to be evaluated, Celtic is equipped to do that evaluation, and to document it in a form the practitioner can actually work from.

Verification is issued by MedVendor and can be checked at any time.

Consumer protection

Unbiased Mold Assessments — Required by New York State

New York State Labor Law Article 32 protects homeowners by prohibiting the same company from both inspecting mold and performing remediation. This law exists to eliminate conflicts of interest and prevent unnecessary or exaggerated cleanup work.

As a NYS Licensed Mold Assessor, Celtic Mold Assessments provides unbiased, third-party evaluations. We identify affected areas, determine the cause, and advise whether professional remediation is truly needed—so you get honest answers and real consumer protection.

Before Article 32, one contractor could declare a mold emergency, charge you to test for it, then charge you again to clean it up, with nobody independent ever checking the work. The law now requires three separate steps.

Learn More

Article 32 Compliance

New York State law requires mold remediation to be guided by a licensed third-party assessor to ensure the process stays independent and unbiased.

Avoiding Conflicts of Interest

When the same company influences both inspection and remediation, it can create biased recommendations. Independence keeps decisions objective.

Homeowner Protection

Independent oversight helps ensure remediation is necessary, properly scoped, and fully verified, protecting both your home and your budget.

Celtic Step 01

Independent assessment

A licensed assessor determines what's there, what caused it, and whether remediation is genuinely needed, then writes the plan.

Step 02

A separate licensed remediator

A different company performs the cleanup, working to the assessor's written plan. By law it cannot be the same firm, or a firm with a shared ownership interest.

Celtic Step 03

Clearance verification

The original assessor returns to verify the work actually resolved the problem, before any repairs close it back up.

"My apartment had multiple leaks and growing mold before I moved in. My landlord originally was not willing to go through a remediation process, so Celtic Mold Assessments was recommended from my father who works in construction and has experience with them. John has been a live saver during the whole process from start to finish. He answers any questions, gives recommendations, and has so much knowledge and expertise. He is diligent in ensuring the safety of his customers and works above and beyond. Not only has he been updating my family about everything going on in my apartment, he has gone out of his way to assist my landlord with the process to make sure it is safe. I would highly recommend contacting Celtic Mold Assessments for any mold issues, whether a home owner or tenant."

Straight answers

Questions we get on almost every call

Do I actually need a mold assessment?

If you can see growth, smell something musty you cannot place, have had a leak, roof problem or flooding, or someone in the house has symptoms that ease when they leave and return when they come home, it is worth a conversation. Not every situation needs a full assessment. Call and describe it, and we will tell you honestly whether it does.

Why can't the same company inspect the mold and remove it?

New York State Labor Law Article 32 prohibits it. Before that law, one contractor could declare a mold emergency, charge you to test for it, then charge you again to clean it up, with nobody independent ever checking the work. The law now requires three separate steps: assessment by a licensed assessor, remediation by a different licensed company working to the assessor's written plan, and clearance verification by the original assessor.

What is a NYS Licensed Mold Assessor?

A professional licensed by New York State to evaluate mold, determine what caused it, write the remediation plan, and verify the work afterward. It is a separate licence from mold remediation, and under Article 32 no company may use both on the same project. Celtic performs assessment only.

What does “certified for medically important inspections” mean?

Celtic Mold Assessments is a Verified Provider in the MedVendor CIRSx Vendor Network, the directory CIRSx maintains for clinical, environmental and remediation professionals working on health-focused building problems. In practice it means the assessment is documented in a form a treating practitioner can work from, for households where the concern is health rather than property value.

What happens after the assessment?

You get the findings, and where remediation is genuinely needed, a written plan that a separate licensed remediation company works from. Once that work is finished, the same assessor returns to verify it actually resolved the problem, before any repairs close it back up.
